Real Estate Transfers

We will guide you from beginning to the end of each of the above processes:

To start a Purchase file, we will need the following information from you:

-contract of purchase and sale signed and with all subjects removed

-if you obtain a mortgage, mortgage approval from the bank, when will we get mortgage instructions

-info about your realtor, mortgage broker, bank, strata info, etc.

-your personal info: legal names, occupation, mailing address, etc.

-how you will take the title: as joint tenants or tenants in common and other info

If it is a Strata, we will need to request Form B and F asap otherwise rush fees apply. Purchase file consists of particular steps: gathering information, searches, preparing the documents, signing the documents, registering, final reporting.


To start a Sale file
, we will need the following information from you:

-contract of purchase and sale signed and with all subjects removed

– info about your realtor, branch of bank for mortgage payout and reference number, etc.

-info about your residency, mailing address, tel., etc.

Sale file consists of particular steps: gathering information, searching, requesting pay out for mortgages on title, signing the documents, paying out outstanding utilities and taxes, mortgages

To start a Family Transfer file, we will need the following information from you:

– your personal info: legal names, occupation, mailing address, etc.

-if there are mortgages on title, if yes, will we be paying out or assuming them

-who is going on a title or who is going off the title

-who is going on the mortgage as a borrower and guarantor

Family Transfer file consists of particular steps: gathering information, searches, preparing the documents, requesting pay out for mortgages on title, signing the documents, registering, paying out outstanding utilities and taxes, mortgages, final reporting.

We will need 2 pieces of IDs : at least one has to be government issued with your photo and signature. They have to be valid and unexpired. For ex. the first piece can be a Driver’s licence, Care Card, Passport and etc. and the second piece can be Credit Card, Student Card, etc.
